A soaring, Passive House tower blending affordable living, wellness, and community, where arches, sky gardens, and shared spaces shape a new model for multi-generational urban life.

This 36-story residential tower, designed to meet Passive House standards, provides 174 affordable homes for seniors, families, and formerly homeless individuals in New York City. The design is rooted in a commitment to community, wellness, and environmental performance, integrating sustainable systems and shared spaces to support long-term livability.

Architecturally, the tower balances historic inspiration with contemporary form. A ground-level loggia invites public interaction, while elevated sky gardens bring light and greenery into the building’s midsection. At its core, a four-story atrium serves as an indoor garden and communal hub, creating moments of connection among new and existing residents.

Communal amenities, including terraces, gathering rooms, and wellness spaces, are interspersed throughout to foster interaction, and movement. Guided by Feng Shui principles, circulation and spatial flow are designed to support emotional balance and clarity.

This project offers a resilient, healthy model for multi-generational urban living rooted in sustainability, generosity, and care.
