The St. Ann’s Apartments project preserves 91 affordable units in the South Bronx, ensuring long-term affordability and secure housing amid threats of gentrification.
The St. Ann’s Apartments Year 15 project involved the preservation and rehabilitation of 91 affordable housing units across six buildings located in the historic South Bronx neighborhoods of Woodstock, Mott Haven, Foxhurst, and Claremont Village.
Originally developed in the late 1990s, St. Ann’s Apartments provide essential housing for families earning between 60% and 80% of the Area Median Income (AMI). Deeply rooted in New York City’s affordable housing history, these neighborhoods have long been home to working-class families that are facing a range of challenges from urban decay to gentrification.
The rehabilitation focuses on modernizing the properties while preserving their role as essential sources of affordable housing in the community by ensuring that affordability is extended for another 40 years. Building and unit-wide repairs consisted of upgrades to kitchens, windows, mechanical systems, facade repairs and cosmetic upgrades.
