Starting with Schematic Design, we work directly with our clients to establish the design parameters and programmatic objectives. Visual and aesthetic considerations are taken into account as the project takes shape. During Design Development, the project is refined and detailed; finish materials and colors selected to advance the process. Once in Construction Documentation, budget estimates and scheduling durations solidified as well as coordinating the internal infrastructure requirements for proper engineering performance related to MEP components.

Construction drawings are prepared using automated computer aided drafting (Auto-CAD) software to assure accuracy. We offer the latest “Revit/ BIM” three-dimensional modeling and animated color rendering services for clients to assist them in better understanding their imagined vision and communicate it to a larger audience if necessary.

Each assignment has its own unique characteristics. As part of developing a realistic notion of what is achievable, the programmatic criteria must be studied and analyzed to verify compliances with established building codes and regulations. This process is included within our initial assessment of the design and adjustments are made accordingly to ensure zoning requirements are met.

The bureaucratic procedures associated with agency approvals can be frustrating and unpleasant. We review the issues to assure the project adheres with ordinances and mandates enacted by federal, state and local municipal authorities having jurisdiction (AHJ) over the site locale. SLM takes the necessary steps involved with filing the job and ultimately obtaining agency approvals for permitting the project.

Therefore, it is important to understand what the project costs will be in order to determine value and avoid miscalculations during the design/ build process. SLM’s budget planning and administration beginning during the schematic phase of design and continues into construction. We prepare estimates for budgeting purposes, distinguish project hard and soft cost line-items, determine cash-flow projections and come up with contingency plans to predict with certain accuracy the overall expenditures to the project.
